When starting my search, I will usually message the owner (if they don’t respond, send them a text to their phone), and have a phone conversation to see if it would be a good fit for both of us.
Then after a walkthrough, they will send over a basic lease (or I’ll send my own) and then I will pay a deposit using either Zell or Venmo.
